Do- Take an Actual Twilight Photo

Some photographers will claim that they can provide you with a twilight image for your listing. In reality they are manipulating a daytime image to look “twilight”. 

This will give you an image that often looks over processed and fake. You want to sell the home and have the home actually look like itself. Twilight photography is about enhancing the beauty of the home, not giving people a photoshopped caricature.

Do- Use a Tripod

When taking twilight photos a tripod is key to having crisp clear images. This is because exposure time lengthens with twilight photography.

If you are holding the camera this leaves more opportunity for blur and noise.  As we all know, blurry images are useless when it comes to selling a home. 

Don’t- Use the Same Scouting Strategy as Daytime Photography

Aknowledgable photographer will look at the exterior of the home with an eye for where the light will and will not be. The shadows are going to be much stronger and the light is going to come from a more horizontal position.

Focus on where the concentrations of light will be located. This will typically be the home’s windows and any exterior lighting you have on. 

Look for features around the real estate that will make for an interesting silhouette. Now is the time to use the trees and shrubbery blocking the home to your advantage.

Do-Give Yourself Plenty of Time 

There is a sweet spot for taking great twilight real estate photography. This time is completely out of the hands of you and the photographer. 

Many photographers will use apps like  The Photographer’s Ephemeris to help plan the perfect time of day to shoot. You know you have a professional when they plan to show up 20 minutes prior to sunset in order to scout the location and begin shooting 20 minutes after the sun has set. 

Do-Look for Reflective Surfaces 

Anything that reflects the sky will become more noticeable and add dimension to your image. This is why backyards with pools work so well for twilight photography. 

You also need to keep these reflective surfaces in mind if you decide to edit the sky. The image will look “off” if you change the sky but don’t change the reflection. 

Don’t- Use Just One Kind of Light

Remember to mix the kind of light you use in the image. The home has its own lighting, so combine the light from within the home with the dimming sunlight. 

You don’t want too much light coming from the home or you will throw off the balance of the picture. Aim for a warm glow coming from within the home. 

Don’t- Only Consider the Front of the House 

Think about it this way, the only time people see the front of their home at twilight is coming home from a long day at work. That’s a good place to start when inspiring potential buyers. But there are other places in the home that work just as well if not better. 

Look to the backyard of the home. This is often where people will spend their time. By capturing the backyard at twilight you inspire thoughts of spending time with friends and family. 

These thoughts will help illicit a positive emotional responsive from your potential buyers. Plus if the home has any water features like a pool, your twilight image will have striking visual effect

Just make sure you clean the pool of any debris before you take your twilight real estate photography. Otherwise, you highlight a dirty pool, and that inspires thoughts of work. No one wants that.
